The mind of a first time buyer is something to behold. The purchasing of a property is a goldmine for the paranoid and that is before we even get into the conveyancing. A mixture of naivity and lack of knowledge is a fertile ground for those that phone you up to ask if your Facebook was about them.

Take the negotiation of the price for example. There is not many a transaction that goes by without a purchaser concerning themselves that the offer that they have made may be leaked to other viewers, that they will be able to negotiate the price on a one to one basis before anyone else notes an interest, that someone will beat them to the prize, that they paying too much etc. etc. Very rarely does a purchaser understand that the paranoia that they are feeling may be small beer to the paranoia being felt by the seller - what if they don't like the paint, what if they ask about the smell in the bedroom, what if they open that cupboard, what if the viewer doesn't turn up, what if I cannot sell, if I cannot sell then my purchase will fall apart.

You as a purchaser have to be confident when negotiating your price and remember that in all likelyhood the seller has more riding on this than you do.

I'm sure that they are not out to get you!
