Banging your head against a brick wall

Sometimes justice is difficult to find and when you end up having to deal with faceless call centres to get a mortgage decision overturned, it can leave you with a sore head.


I always try and remain upbeat when talking about mortgages with clients. My view is that there will be something out there unless they have a calamitous Credit Report. It may just need a bit of ingenuity to discover it. There is nothing better when you have been through the ringer trying to get a deal for a client and finding the solution and nothing worse than meeting a lender who just plain and simple does not want to lend notwithstanding that you have ticked all the boxes.


Let's take what appears to be a simple Buy to Let application that turned into a Let to Buy application on account of the fact that the letting agent suggested that the client will get more rent from their own property rather than rent out the property that they intend to buy. Simple. Just change the application to release equity from the owned property and use the cash to buy the new property.


Looks like shooty in!


That is until the lender throws a wobbly and says they are uncomfortable with the new LTB application because they think that there is a scam and the clients are in fact going to remain in the property. The woman is in her 70s for goodness sake! Having exhibited confirmation that the council tax has been changed, tenants found who are ready to sign the lease and exhibited a copy of the removal company contract, the lender still says they are uncomfortable! For the love of God! I am going to ask them if they want some of my blood now or maybe my left pinky! After two appeals and lodging a complaint we are no further forward.


Time to pick up our ball and go and play with another lender instead. Sometimes you have to stop banging your head against the wall before you get a headache!
